What a Scheduled Clean Includes

A scheduled clean is the same list of tasks, done the same way, on the same nights. Trash and recycling emptied and liners replaced. Desks, ledges, sills, partitions and shared surfaces dusted and wiped. Hard floors swept or dust-mopped, then mopped. Carpeted areas vacuumed. Restrooms cleaned and disinfected from fixtures and sinks to mirrors, partitions and the door hardware people touch on the way out. Break room counters, sinks, tables and appliance exteriors wiped down. Interior glass and entry doors cleaned. We bring our own cleaning supplies and equipment. You stock the paper goods and soap you prefer, and we keep the dispensers filled.

  • Nightly, several nights a week, or weekly service
  • Trash and recycling removal with fresh liners
  • Dusting and wiping of desks, surfaces and partitions
  • Sweeping, dust-mopping and mopping of hard floors
  • Vacuuming of carpeted areas
  • Restroom cleaning, disinfecting and restocking

No Contracts. Every Visit Stands on Its Own.

Most commercial cleaning companies in this market want a twelve-month agreement with an auto-renewal clause before they will send a crew. We do not. There is nothing to sign, nothing to cancel, and no term that outlives the quality of the work. Instead, every single visit carries its own guarantee: if something on your scope was missed or done poorly, tell us within 24 hours and we come back and correct it at no charge. That is a stronger promise than a contract, because it has to be earned again every time we walk in. If we stop earning it, you stop scheduling us, and you owe nothing further.

  • No term agreement, no auto-renewal, no cancellation fee
  • Flag any issue within 24 hours and we return to fix it free
  • Change frequency or pause service without penalty
  • We keep the account by doing the work, not by holding paper

A Written Scope of Work, Agreed Before the First Visit

Before anyone cleans your building, you get a written scope: every area, every task, and how often it happens. It says which nights we come, what gets done weekly versus every visit, and just as importantly what is not included. A facility manager who has been over-promised before deserves a document that is honest about its own edges. That scope is what the crew is trained against, what the supervisor checks, and what settles any question about whether something should have been done. Mark it up before you approve it. It is meant to be edited.

  • Area-by-area task list with stated frequencies
  • Plain statement of what is excluded, not buried in fine print
  • The same document the crew works from on site
  • Reviewed and adjusted as your building changes

The Same Crew, Every Visit

You should not have to re-explain your building every month. Wherever scheduling allows, the same people clean your site every visit. They learn which suites lock at six, which office wants the door left as they found it, and which restroom runs out of towels first. Every cleaner is background-checked before they are assigned to a building, trained on your written scope, and answerable to a named supervisor. We are a family-run company operating as a DBA of SusyQ's Cleaning, LLC, which means the person who quoted your building is reachable by phone and knows the crew by name.

  • Consistent crew assigned to your building
  • Trained on your written scope, not a generic checklist
  • A named contact who answers the phone, not a queue

Insured, Bonded and Texas HUB Certified

Your crew works in an empty building with keys, alarm codes and access to everything in it. That calls for more than a handshake. We carry commercial general liability insurance and can send a certificate naming your entity before the first service, and we are bonded. We are also certified as a Texas Historically Underutilized Business, which matters if you are a public agency, a school district, a university or a prime contractor with HUB participation goals to document. Certification numbers and insurance certificates go out with the scope, not after you ask twice.

  • Commercial general liability insurance, certificate on request
  • Bonded crews working with keys and access codes
  • Texas HUB Certified for agencies and primes with HUB goals
  • Documentation provided with the scope, before service begins

After Hours, Across 28 DFW Communities

Cleaning should not interrupt your day. Most of our work happens in the evening or overnight, after the last person leaves, so your staff arrives to a clean building instead of working around a vacuum. If your business runs late or your tenants keep unusual hours, we schedule around them, including early mornings or weekends. We serve Addison, Allen, Anna, Carrollton, Coppell, Dallas, Fairview, Farmers Branch, Frisco, Garland, Grapevine, Highland Park, Irving, Little Elm, Lucas, McKinney, Melissa, Mesquite, Murphy, Parker, Plano, Prosper, Richardson, Rowlett, Sachse, The Colony, University Park and Wylie.

  • Evening and overnight cleaning as standard
  • Early morning or weekend schedules where they fit better
  • Alarm, key and access procedures documented per building

Common questions

Do I really not have to sign a contract?

Correct. There is no term agreement and no auto-renewal. You approve a written scope and a price, we clean on the nights we agreed, and you can change the frequency or stop at any time. Every visit is guaranteed on its own: report a problem within 24 hours and we return to correct it at no charge.

When do you clean, and will my staff see you?

Usually not. Most buildings are cleaned in the evening or overnight, after your people have gone. If your hours make that impractical, we will work early mornings or weekends instead. Either way, the schedule is written into the scope so there are no surprise visits.

How often should my building be cleaned?

It depends on headcount, foot traffic and restroom use more than square footage. A small professional office with a dozen people is often fine once or twice a week. A busy clinic or a retail space with public restrooms usually needs nightly service. We will tell you at the walkthrough if a lower frequency would serve you just as well.

Who supplies the cleaning materials?

We do. Our crews bring their own cleaning supplies, disinfectants, cloths, mops and vacuums. The one exception is consumables: you buy the paper goods, liners and hand soap your building uses, and we keep the dispensers filled on every visit.

Are your cleaners background-checked?

Yes. Every cleaner is background-checked before being assigned to a site, and we keep the same crew on your building wherever scheduling allows. We are insured, bonded and Texas HUB Certified, and we provide the certificate of insurance before the first service rather than on request.
